Colorado regulates roofing contractors at the state level under Senate Bill 38 (2012) plus per-municipality registration in most Front Range AHJs. The state law requires a written contract, a 72-hour right of rescission for storm-related contracts, and specific disclosure language about insurance and assignment of benefits. Most Denver-metro jurisdictions (Denver, Aurora, Lakewood, Arvada, Westminster, Centennial, etc.) also require a local roofing contractor license or registration on top of any state-level filing. Verify both before signing — a contractor without an active local registration cannot legally pull your permit.

Yes — every Colorado jurisdiction we work in requires a building permit for a roof replacement (tear-off plus new install). Repair-only work that does not exceed a small square-footage threshold may be permit-exempt depending on the AHJ. The contractor pulls the permit under their state and local credentials; the homeowner is responsible for keeping a copy of the closed-permit record for future sale, refinance, or insurance claims. Skipping the permit can void manufacturer warranties on the new shingle system and complicate any future hail or wind claim.

After a covered loss (hail, wind, falling object, fallen tree), the homeowner files a claim and the insurance carrier sends an adjuster. The adjuster writes a scope of damage; the contractor writes their own scope based on the same loss; the two reconcile through supplements, often after the roof is open and hidden damage is exposed. Insurance pays Actual Cash Value (ACV) up front and releases the Recoverable Depreciation (RCV) on proof of completion. Class 4 is the highest UL 2218 impact-resistance rating for asphalt shingles. Class 4 shingles are tested to resist a 2-inch steel ball dropped from 20 feet without crack-through. In hail-prone markets along the Front Range, most homeowners insurance carriers offer a meaningful annual premium discount (often 5 to 35 percent on the roof portion of the premium) for Class 4 shingles, which can offset the material cost premium within 3 to 7 years. Class 4 shingles do cost more up front and last roughly the same warranty period as a standard architectural shingle — the value is in claim avoidance and premium savings, not lifespan.

Most residential homes in Colorado are served well by 5-inch K-style seamless aluminum gutters with 2-by-3 downspouts. Homes with steep or large roof planes, valleys that concentrate runoff, or known overflow history during heavy rain or rapid snowmelt often need 6-inch K-style gutters with 3-by-4 downspouts, which carry roughly 40 percent more water. The right size depends on roof drainage area per gutter run, roof pitch, regional rainfall intensity, and the location of valleys and dormers. Gutter guards are an upgrade, not a code requirement. They reduce maintenance for homes with significant tree cover (cottonwoods, maples, pines) by keeping leaves and needles out of the trough. Their value is highest on multi-story homes where ladder access is risky or expensive, on homes near mature trees, and for homeowners who would otherwise skip annual gutter cleaning. Quality varies meaningfully across product lines — micro-mesh and reverse-curve designs perform differently in heavy rain and ice. Plan for one annual rinse even with guards; nothing in the market is truly maintenance-free.

Ice dams form when warm air from inside the house escapes through the ceiling, melts snow on the upper roof, and the meltwater refreezes at the cold eaves. The dam traps subsequent meltwater behind it, which backs up under shingles and into the attic or ceiling. Prevention is primarily about attic insulation and air sealing — keeping the roof deck uniformly cold so snow does not melt unevenly. Heated cables along the eaves are a treatment for active dams; code-compliant ice-and-water shield at the eaves is a defense against meltwater intrusion when a dam does form. Verify three things before signing a roofing contract: the contractor holds an active state filing under Senate Bill 38, they hold the local AHJ registration for your jurisdiction, and they carry adequate general liability and workers-comp insurance for the scope of work. Ask for three recent references on projects of similar scale and request the closed-permit record for one of them. Avoid any contractor who asks you to sign on the spot, who offers to waive or pay your deductible, who has no physical local address, or who cannot produce certificates of insurance on request.
